Emphyteutic lease
An emphyteutic lease is a long-term right to occupy and build on someone else's land, in exchange for a ground rent.
In Luxembourg, public developers and municipalities often use it to make housing more affordable: the buyer owns the home, while the land stays with the public body for a period set in the deed.
The price is clearly lower than a standard purchase, but the property is subject to specific rules, especially on resale. They should be read carefully before committing.
