Browse our properties for sale and contact the agent in charge of the property you are interested in directly. They organise the viewings, answer your questions and support you at every stage: purchase offer, negotiation, preliminary sale agreement and follow-up of the file until the notarial deed is signed. At TEAM Real Estate, you have a single point of contact throughout your property project.
Buying a property in Luxembourg generally involves several steps: searching for the property, viewings, purchase offer, signing the preliminary sale agreement (compromis de vente), obtaining financing if needed, then signing the authentic deed before the notary and handing over the keys. The preliminary agreement is legally binding on the parties. It is therefore essential to check its clauses, in particular any conditions precedent relating to financing.
Yes, cross-border workers and non-residents can buy a house, an apartment or a plot of land in Luxembourg, without any special authorisation linked to their residence. Financing conditions, tax advantages and available aid may however vary depending on your personal situation and the use of the property. Our team supports you in your search and refers you to the relevant professionals.
TEAM Real Estate operates throughout Luxembourg, in particular in Luxembourg City, Esch-sur-Alzette, Differdange, Dudelange, Hesperange, Bertrange, Strassen and many other municipalities. With our offices in Luxembourg-Gare and Fentange, we support buyers in their search for houses, apartments and plots of land. Explore our “Towns and districts” section to learn more about the different localities.
To discover our new properties for sale, visit our website regularly, sign up for our newsletter and follow TEAM Real Estate on social media. You can also save your favourite properties to find them easily and contact our team to share your search criteria.
Yes, our team supports you in your search for a house, an apartment or a plot of land in Luxembourg. A dedicated agent studies your project, your budget and your criteria in order to offer you the properties best suited to your expectations. If your search requires a specific mandate, the support conditions and any fees will be presented to you before any commitment.
The timeframe depends in particular on obtaining financing, preparing the file and the notary’s availability. It generally takes several weeks to a few months between signing the preliminary agreement and the notarial deed. TEAM Real Estate follows up the file and facilitates exchanges between buyers, sellers and the notary.
In Luxembourg, a signed preliminary sale agreement is in principle binding on both the buyer and the seller. There is no general right of withdrawal comparable to the one provided for in France for the purchase of a home. Certain conditions precedent, in particular obtaining a bank loan, may however allow the sale not to proceed, depending on the provisions of the contract.
Before signing a preliminary agreement, it is important to check the price, the description of the property, any easements, the completion deadlines and the conditions precedent. For an apartment, the co-ownership documents and any planned works also deserve particular attention. Your TEAM Real Estate agent helps you put the file together and facilitates its transmission to the notary.
The sale begins with a valuation of your property in order to set a price consistent with the Luxembourg property market. Your dedicated agent then draws up a suitable marketing strategy: preparing the listing, showcasing the property, advertising, organising viewings and negotiating offers. TEAM Real Estate supports you until the notarial deed is signed, with a single point of contact throughout the sale.
The documents generally required include the title deed, the energy performance certificate, available plans and any building permits. For an apartment, the co-ownership documents, service charge statements and the latest minutes of the general meeting may also be requested. Your agent helps you prepare the file and tells you which documents are needed for your situation.
Yes, for the sale of a dwelling subject to this obligation, an energy performance certificate (EPC), also called an energy passport, must be available. It is generally valid for ten years. The energy performance and thermal insulation classes must in particular appear in the property listings concerned. TEAM Real Estate helps you check this document before your property is put on the market.
TEAM Real Estate’s sales fees are set at 3% of the sale price excluding VAT, plus the applicable VAT (currently 17%).
For properties with a sale price below €350,000, a fixed fee of €10,000 excluding VAT applies.
The fees are payable by the seller and the remuneration conditions are specified in the sales mandate.
Our full schedule of fees is available on the “Fees” page.
The sale of a main residence may be exempt from capital gains tax, provided the legal conditions are met. For a second home, a plot of land or an investment property, the tax treatment depends in particular on the holding period and the owner’s situation. Your notary or tax adviser will be able to determine precisely the rules applicable to your sale.
Yes, TEAM Real Estate also supports owners in selling building plots, investment buildings and certain commercial properties. Each project is analysed specifically in order to define a suitable marketing strategy. The services and applicable fees are specified in our schedule of fees and in the corresponding mandate.
The time it takes to sell depends on several factors: location, asking price, condition of the property, type of property and market demand. A consistent marketing price, combined with careful presentation and suitable advertising, helps attract qualified buyers. TEAM Real Estate advises you on the strategy to adopt to sell in the best conditions.
An exclusive mandate entrusts the marketing of the property to a single estate agency, under the conditions set out in the contract. The semi-exclusive mandate offered by TEAM Real Estate also allows the owner to present certain buyers directly, under the conditions defined in the mandate, with an adapted fee arrangement. Your agent explains the differences before anything is signed.
The presentation of a property plays an important role in its marketing. TEAM Real Estate prepares a detailed listing, selects suitable visuals and defines an advertising strategy based on the type of property and its target clientele. The aim is to highlight the strengths of your property and attract genuinely qualified buyers.
The value of a property depends in particular on its location, surface area, general condition, features and market conditions. With our online property valuation tool, get a free first indication of the value of your house or apartment in Luxembourg. For a more precise analysis, a TEAM Real Estate agent can complete this valuation with a visit to your property.
The valuation is based on several criteria: location, surface area, type of property, general condition, energy performance, orientation, outdoor spaces, parking and the characteristics of the local property market. This information makes it possible to obtain a first value range. An on-site analysis then refines the result, taking into account the specific features of the home and comparable properties.
To obtain a valuation, you need to provide a few essential details: location of the property, type of property, surface area, general condition and main features. Depending on the home, additional details may be requested about bedrooms, outdoor areas, parking or energy performance. The valuation only takes a few minutes.
An online valuation is an excellent starting point, but it does not replace an on-site appraisal. Some elements, such as brightness, the quality of finishes, overlooking, the immediate surroundings or necessary works, can have a significant influence on the price. A TEAM Real Estate agent can refine this first valuation and advise you on the most suitable marketing price.
Our online property valuation tool is entirely free and without obligation.
An on-site valuation carried out by a TEAM Real Estate agent costs €300 excluding VAT, plus the applicable VAT (currently 17%).
However, this fee is not charged if a sales mandate is signed with TEAM Real Estate, whether exclusive or semi-exclusive.
The detailed conditions are available on our “Fees” page.
The price per m² varies depending on the municipality, the district, the type of property, its condition and its features. For an apartment, the floor, the lift, the terrace or parking can influence the value. For a house, the size of the plot, the quality of construction, the energy performance and any works also play an important role. This is why two homes of the same size can have very different values.
Yes, you can use our online valuation tool free of charge with no obligation to put your property on the market. You get a first indication of the value of your property, whether you plan to sell soon or simply want to know where it stands on the market. If you wish to take this analysis further, our team can offer you personalised support, under the conditions of our schedule of fees.
Browse our properties available for rent and select those matching your search criteria. You can contact the agent in charge of the home directly to obtain information, arrange a viewing and prepare your application. TEAM Real Estate then supports you through the various steps, up to the signing of the lease and the organisation of the inventory of fixtures.
To build a rental application, you are generally asked to provide an identity document, recent proof of income and, depending on your situation, an employment contract or a professional certificate. Additional documents may be required depending on the home and the owner’s requirements. Your TEAM Real Estate agent gives you the list of documents needed for your application.
For residential leases subject to the Luxembourg rules applicable since 1 August 2024, the rental deposit may not exceed two months’ rent excluding charges. It can take different forms depending on the agreed terms. Under certain conditions, State aid can also help finance it. The rental deposit serves in particular to cover any unpaid rent, outstanding charges or rental damage.
Do you own a property in Luxembourg and wish to let it? TEAM Real Estate supports you in setting the rent, preparing the listing, organising viewings, selecting applications and putting together the rental file. Our team also takes care of preparing the lease and organising the move-in, according to the agreed services.
For new residential leases covered by the legislation that came into force on 1 August 2024, estate agency fees are shared equally between the owner and the tenant. Each party therefore pays 50% of the applicable agency fees. At TEAM Real Estate, the conditions and corresponding amounts are communicated transparently before the contract is signed.
Rent is the amount paid for occupying the home. Service charges cover certain expenses related to its use and operation, depending on the contract: shared heating, water consumption, maintenance of common areas or other recoverable costs. TEAM Real Estate listings show the rent and the advance payments on charges separately to make the monthly budget easier to understand.
An entry inventory of fixtures must in particular be drawn up when the owner requires a rental deposit under a residential lease. This document describes the condition of the home and its equipment when the tenant moves in. It allows the situation to be compared on departure and helps settle any disagreements. TEAM Real Estate can support the parties in this process according to the agreed services.
The rent depends in particular on the location, the surface area, the condition of the home, its equipment and the characteristics of the rental market. In Luxembourg, the rents of homes subject to the legislation on residential leases must also comply with the applicable legal rules, in particular those relating to the capital invested. TEAM Real Estate helps owners set a rent consistent with their property and the regulations.
When buying a property in Luxembourg, several costs are added to the price of the property: registration and transcription duties, notary fees and administrative costs. Registration and transcription duties generally amount to 7% of the purchase price, before any tax advantages are applied. Our notary fees simulator gives you a first estimate of the budget to plan for.
The Bëllegen Akt is a Luxembourg tax advantage intended, under certain conditions, for people who acquire a home for their own residence. It reduces the registration duties payable when buying a property. The amount of the tax credit and the eligibility conditions depend on the regulations applicable on the date of acquisition. Your notary will be able to check your eligibility and tell you the advantage you can benefit from.
Our financing simulator lets you estimate the monthly repayments of a mortgage based on the amount borrowed, the repayment period and the interest rate used. This tool helps you prepare your budget before consulting a bank. The results are indicative and do not constitute a credit offer. For a personalised study, our team can refer you to a financing professional, in particular our partner Credihome.
Luxembourg offers several schemes to facilitate access to home ownership, subject to eligibility conditions. Depending on your situation, you could benefit from the Bëllegen Akt tax credit, a home ownership premium, an interest subsidy or a State guarantee for property financing. As the conditions change regularly, we invite you to consult the official information on Guichet.lu and to have your situation analysed by the competent bodies.
The amount of the personal contribution depends on your financial situation, your property project, the type of property and the lender’s conditions. Banks look in particular at your income, your outgoings, your repayment capacity and the guarantees available. A financing simulation is a useful first step to prepare your purchase and determine the budget you can consider.
The monthly repayment of a mortgage varies according to the capital borrowed, the interest rate, the repayment period and any associated insurance. A longer period generally reduces the monthly repayments but increases the total cost of interest. Use our financing simulator to compare several scenarios and prepare your property project.
A fixed-rate loan in principle keeps the same interest rate for the period set in the contract, which makes repayments easier to plan. A variable-rate loan can go up or down depending on market conditions and the contractual terms. The choice depends on your situation, your financial capacity and your risk tolerance. A credit professional can help you compare the options.
Yes, a cross-border worker can apply for a mortgage from a Luxembourg bank, subject to their application being accepted. The lender examines in particular income, professional situation, financial commitments, personal contribution and the characteristics of the property. Conditions may vary from bank to bank and depending on the country of residence. A personalised analysis makes it possible to identify the possible solutions.
