Market value
Market value is the price at which a property could reasonably sell on the market at a given date, between a willing, informed seller and buyer.
It is assessed by comparing the property with similar recent sales and taking into account its location, size, condition and energy performance. It is what a valuation sets out to establish.
It differs from the asking price, which may be more ambitious, and from the final price, which results from negotiation.
