Bridging loan
A bridging loan is a short-term loan that lets you buy a new property before selling your current one, by advancing all or part of its sale price.
The bank lends an amount based on the estimated value of the property to be sold. During the loan, the borrower often pays interest only; the capital is repaid in one go when the sale goes through.
It avoids moving twice, but it relies on a realistic valuation of the property being sold: if the sale takes longer or the price is lower, the financing has to be adjusted.
